BMRCL starts the process of acquiring land

Bangalore Metro Rail Corporation Limited (BMRCL) has started the process of purchasing land for the Metro Phase 3 project, even though the project is still awaiting approval from the Center. Although 106 acres and 713 properties have been identified for purchase, not all of the properties are willing to be given up for the project.

21 stations will be located along two elevated corridors in Metro Phase 3: one will span 32.5 km from JP Nagar IV Phase to Kempapura via the Outer Ring Road, while the other will run 12.5 km from Hosahalli to Kadabagere on Magadi Road.

The project was approved by the Karnataka Cabinet, but it has been languishing at the Center for months. After a new government enters office, approval is anticipated. “We have started identifying properties on the first corridor alone that need to be purchased in order for the line to start the process of purchasing them. The depot alone will need 75 acres, which will be shared by the two corridors, out of the 106 acres we need here, according to M S Channappa Goudar, General Manager, Land Acquisitions Cell, BMRCL.

People are ready to sell their homes for Metro projects since BMRCL provides great remuneration, which equates to 200% of the market value. Currently, he claimed, three families have filed a protest against the purchase of their houses.

Regarding these three sites, the Metro project is only acquiring a piece of each property. They believe that the purchase of a section of their property will make the remaining portion less valuable. They want us to either abandon the property altogether or take it over in its entirety. According to Goudar, two of the properties are necessary for the Vinayaka Layout Metro Station.

The total area of the properties in issue is 165.65 sqm. There are three distinct property parcels totaling 78.18, 40.14, and 47.33 square meters.

What Metro intends to do in this circumstance remains unclear. Another BMRCL official said, “BMRCL is currently assessing the situation to see what can be done.”
