Registration Canceled For Five Gurugram Affordable Housing Projects

The Real Estate Regulatory Authority (RERA) in Gurugram has canceled five real estate projects held by Mahira Infratech Private Limited and Czar Buildtech Private Limited. The reason this occurred on Monday was due to the Mahira promoters’ disregard for the RERA Act’s regulations. The reason the authorities took this action was because the five affordable housing projects in various regions of Gurugram were still under development.

The Authority said, “The RERA found that the promoter willfully broke many rules of the RERA Act 2016 and its related rules after reviewing the case and evidence from the proceedings.” It also said, “We found that the promoter improperly used money from homebuyers in all five projects.”

“According to Section 7(1)(a), (b), and (d) of the Real Estate (Regulation and Development) Act 2016, the Haryana Real Estates (Regulation and Development) Rules, 2017, and the Regulations of the Haryana Real Estate Regulatory Authority (RERA), Gurugram, the Authority has decided to cancel the registrations of the affordable housing projects that were registered by this Authority,” the RERA order said.

Furthermore, it forbade the promoter from accessing websites associated with such initiatives. They said that on RERA’s website, the promoter’s name would be posted as a defaulter.

In accordance with Section 7(4)(c) of the Act, the Authority has directed the banks in charge of the projects’ accounts to freeze them. The rights of the allottees under the RERA Act of 2016 and the related Rules and Regulations, which defined the Authority, are unaffected by this action.

Mahira Infratech and Czar Buildtech have built five affordable home projects in Gurgaon. Mahira Homes in Sectors 68, 104, 103, 63A, and 95 are among them. On February 14, the authority conducted an inspection of the construction progress at each of these project locations.

The head of RERA, Arun Kumar, has made statements about the promoter of Mahira Homes’ repeated late payments. According to him, RERA’s responsibility is to protect homebuyers’ rights under the RERA Act. Due to this issue, RERA chose to revoke the registration of each of the five Mahira Homes projects. Kumar clarified that this was being done to safeguard the interests of the customers. RERA is now looking for other approaches to finishing these projects.
