The villa, which is expected to be situated close to Mumbai’s Juhu Beach, has been up for auction with a reserve price of Rs 25 crore.

In response to the nonpayment of a mortgage debt secured by the bungalow, the bank published a notice to the public stating that the bungalow is up for auction under the Securitization and Reconstruction of Financial Assets and Enforcement of Security Interest Act (SARFAESI) of 2002. It further says that a demand letter was received in April 2022, requesting that Seven Star Satellite Pvt. Ltd.’s debtors and co-borrowers, among others, pay up the unpaid amount of Rs 12.89 crore within the next sixty days. But the bank seized ownership of the mortgaged property when the parties failed to pay the remaining amount.

It is important to remember that under real estate standards, banks have the right to sell homes at a loss if borrowers are unable to make their loan payments. This makes it possible for potential purchasers to acquire the home for a fair price.

Details of the Luxury Bungalow Auction

With a reserve price of Rs 25 crore and an EMD (earnest money deposit) of Rs 2.50 crore, the auction is set to happen on March 27.

In relation to the bungalow, it has 2,175 square feet of open space in addition to 1,164 square feet of carpet.

The next auction in Mumbai’s real estate market takes place a few days after many previous significant property transactions. The managing director of Macleods Pharmaceuticals, Girdhari Lal Bawri, paid an astounding Rs 101 crore in February to purchase a 3,600-square-foot home in Mumbai’s Vile Parle neighborhood. However, a report in Home India Magazine states that actor John Abraham just paid Rs 70.83 crore for a 5,416-square-foot mansion in the Khar neighborhood.
