Tamil Nadu: Relief for apartment buildings with eight units under 750 square meters

The completion certificate for a residential complex with eight apartments totaling less than 750 square meters across the state has been waived by the state administration. A residential complex with three or fewer apartments that was under 750 square meters did not previously need a completion certificate. On March 11, 2024, a G.O. was issued with this intention.

under addition, the G.O. raised the minimum height requirement for non-high rise buildings from 12 to 14 meters under the Town and Country Planning Act. The height of non-high rise buildings will be between 14 and 18.3 meters in accordance with the current regulations.

The Act is being changed as a result of the announcement made by Minister of Housing and Urban Development S Muthusamy at “CREDAI Tamil Nadu Statecon 2024” in January of this year. The ministry did, however, issue a warning against the developer abusing the standards.

Small developers who have been chasing approvals from many agencies to get the completion certificate, drainage, and electricity connection would be much relieved by the move.
