Developer says HC that Sports City has not yet received control of the 25-acre plot of land from Noida

Noida: According to the developer building the Sports City and cricket stadium in Sector 152, the Noida Authority has not followed its April 2023 directive to give 25 acres of land designated for the project, as reported to the Allahabad high court.
The respondent in the case, the UP government, was also told by the developer to the HC that it had “simply copied the version of the Noida Authority without any independent application of mind.”

Consequently, before the next hearing date of April 3, the court has instructed additional advocate general Manish Goel to provide a response on behalf of the governments.
Although the Authority had not yet granted ATS Homes control of 25 acres, the company had submitted a petition in 2022 asserting that the Sports City project would be built on 125 acres.
The developer filed an application with the high court after the Noida Authority, citing the lack of development of necessary sports facilities, halted in January 2021 the approval of maps, modified layouts, and their revalidation for the Sports City project.
In a ruling dated April 3, 2023, the HC bench questioned the Authority on why it had issued a call for bids for the project before any land had been purchased. The Authority was also questioned by the HC on how it could take legal action against the developer for not finishing construction when the builder had not been given all of the land required for the project.
The HC instructed a senior official, no less than a special secretary, to submit a reply on the state government’s behalf since the state government was engaged in the land purchase process.
In compliance with the authorised designs and building bylaws, the developer was also permitted by the court to go on with the project. According to the conditions of the lease deal, the Authority was instructed to list the developer’s obligations and designate certain times as “zero periods.”
Even though the government had not yet provided a clear response, the developer’s attorney informed the court on March 11 that the authority had not yet complied with the HC’s April ruling.
CEO of the Noida Authority,, Lokesh M,, promised to investigate after being contacted. He continued by saying that the Authority was in communication with the developers of a number of projects, including Sports City, and that attempts were being made to purchase property from farmers via negotiation.
Land parcels of around 300 hectares were distributed at four locations inside the city as part of the Sports City project, which aims to create an integrated small metropolis with all the amenities needed for world-class sports. Developers included residential and commercial land usage as a sweetener to make the project profitable.
Three C and Logix were given land parcels in Sectors 78, 79, and 101, as well as another in Sector 150. Lotus Greens and ATS Homes were each given a single land block in Sector 150 and Sector 152, respectively. On around 125 acres of land, ATS Homes was chosen as the principal developer to finish building the international cricket stadium that would eventually become Sports City in Sector 152 in 2015.
In accordance with the plan’s terms and conditions, ATS organised a consortium of ten businesses, split the plot designated for the project into ten sections, and completed lease agreements in each of the consortium’s ten members’ names.
